- How long
does the process take before I start
receiving guaranteed rent?
This depends on how long it takes
you to provide us with the necessary
documentation and how long it takes
you to complete the works we
instruct. There are many factors
involved so it is not possible to
give a specific time as each
property is different.
- What are
your fees?
Kajoku Lettings only charge a
monthly commission of 10% plus VAT.
- Do I get a
deposit and the normal month in
advance?
No. Because you shall receive
guaranteed rent. We pay the rental 1
month in arrears.
- What are
the main benefits of using Kajoku
Lettings over 'going it alone'?
When you go it alone you have to
consider the following pitfalls:
- Selecting the 'right type of
tenant'
- Rent collection - what happens
if they don't pay
- Taking out insurance for
non-payment of rent

privately?

way, however consider the following

- How do I
receive my rental income?
We can pay you by cheque or by a bank
transfer straight into your account.
- How are you
able to guarantee me rent?
Kajoku Lettings has a number of
contracts with organisations, including
Bexley Council, who seek to rent the
properties like yours for medium to long
periods of time.
- Is the rental
amount fixed for the 3-5 years?
No, it shall be reviewed yearly and
adjusted according to market rates.
- What sort of
tenants will you put in there?
We cannot say as our clients will
endeavour to place the most suitable
tenants in your property.
- Will the
tenants look after my place?
It is the councils job to ensure your
property is being taken care of. This
will be done through regular inspections
and remedying any issues swiftly before
they potentially turn into bigger
problems.
- What about
damage to my property?
The council shall ensure your property
is returned to you in the same condition
you gave it to us in, fair wear and tear
excepted.
- How will my
property be maintained?
Through regular inspections and carrying
out the necessary repairs to the
property.
- What happens
if the sub-tenant moves out suddenly and
my property is empty?
You still get your monthly rent as
normal. You shall be guaranteed 50 weeks
of rent in a year irrespective of how
long your property is empty for.
- Am I still
responsible for repairs?
Yes, you will be responsible for some
repairs. The contract you sign specifies
what repairs you are responsible for. We
will carry out all repairs on your
behalf and then deduct this from your
monthly rent. We will always seek your
authority before effecting any repair
unless it was an emergency or we were
unable to contact you.

- I would like
to instruct Kajoku Lettings what happens
next?
Simply contact
us and a member of our team shall
arrange an appointment at a mutually
convenient time. At the first meeting we
would measure the bedrooms and check
that your property meets with the
requisite standards. We would also like
to have sight of a number of documents
such as proof of ownership, I.D and
Utility bills.
Once everything is in order, we will
arrange for the signing of the
contracts. Shortly after this you’ll
start receiving your guaranteed monthly
rental income!
